Area for wood is approx 90 m2, so buy 100 m2 to allow for wastage

to lay boards $22.5 /m2 x 90 m2                                      = $2025
sand and polish with water base finish $22 /m2 x 90 m2 = $1980
- water base is expensive $1000
lay hardwood batons with proper nails $15 /m2 x 42 m2  = $630
Total = $4635 approx

Plus boards 90m2 x $70 /m2                                               = $6300
Plus batons at 34 batons x 4.5 m at $3 /m (buy 170 linear m) = $500  *** hardwood
Total with boards = $ 11435

Floors.
Old front rooms and hall = 4.8 x 8 m = 39 m2
New kitchen and toilet = 6.8 x 3.4 = 23 m2
New lounge only = 6.4 x 4.5 = 29 m2
